<p>That is where a lawyer would come in right now.  Finding the right tenant is difficult but it is also something that you want to make legal and when you are dealing with people and property, a lawyer should always come in play.</p>
<p>Next, you want to make sure that you check with any references that the tenant may have offered – if they are good, that is a good sign that they are going to be the right match for you.</p>

There are several reasons for this, in addition to being about to get back your security deposit.</p>
<p>If you leave your apartment in better shape than it was when you moved in, you greatly increase your chances of getting good references and recommendations from the landlord, which can be of enormous help when you rent your next space.</p>
<p>As well, sometimes you need to &#8220;kill them with kindness,&#8221; as it were.  I am in a position right now where, having just moved in, the landlord and I have not exactly hit it off yet.  He is something of a control freak and seems inclined to look down on and condescend to my fiance and I because we are young women.  The apartment was a veritable mess when we moved in, and while in such cases, you sometimes want to be spiteful and leave it in the same condition, I am already planning to make sure it is sparkling, just so I can get in one last jab.</p>

As you can see from the picture, it is rather easy to do pretty landscaping in the spring and summer, but those months have passed and we are coming up on fall and winter.</p>
<p>You might think there is not much you can do between October and March or April, especially once the snow starts falling, but that is not true.</p>
<p>In the fall, make sure the yard is free of leaves, branches, and other such debris &#8212; it is just that simple.  In the winter months, just try to keep the sidewalks and things free of snow and ice.  Perhaps most importantly, do not let your Christmas lights stay up until February or anything like that, tempting as it may be.</p>

<p>It is not a good idea to let out a rental property all on your own, unless you have a binding lease of your own in effect.  A real estate agent can help you negotiate everything from rent to fees and beyond.</p>

<p>If you are renting a home, there are usually a ton of different rules that you need to follow and you truly can not make it your own.  Also, in the long run you are going to be spending more money than you if actually ended up buying a home.  Renting is something that is a good option for some people but not everyone.</p>
<p>While I currently am renting a home – I know that eventually I will end up buying my own home so I can have a place of my own that I can do whatever I want to.</p>

<p>Whenever you are renting your very first home, it is a heck of a lot different than buying it.  There are other things that you need to think about versus mortgages and such.  The first is going to be the contract that is drawn up for you to sign.  This is absolutely something that you are going to want to read over before you sign.  You never, ever want to sign something that you have not personally read, so make sure you read all of the fine print.</p>
<p>Next, inspect the property before you move in.  Take pictures – that way, if the landlord turns on you, you can make sure that you have proof of anything.  It happens!  Do not think it won’t with you, because it most likely will, so make sure that you cover your butt!</p>
<p>Another thing is keep the house up.  Even though you are renting if, make sure that you keep it looking nice and credible!</p>
